Located high on Balmoral slopes, the duplex development comprises two, luxury apartments each containing 4 bedrooms, 3 bathrooms and double garaging off the rear lane.

The lower, 2 level apartment has the entry and gym opening onto the front garden, the living areas and bedrooms on the middle level opening onto a large, private north facing courtyard.

The single level, upper floor apartment has a side lower level entry, lift and stair providing access to the upper floor to take advantage of the panoramic views to Sydney Harbour.

The project started as an alteration and additions utilising the fabric of the original house but evolved into a new building due to the poor condition of the subfloor walls of the existing building.

With a modern, well articulated, street front presentation the development is a fine example of the adaption of a single residence property into a successful duplex apartment development.

• Maximising solar access through north facing courtyard and windows.
• Use of external louvres to control solar access and protect windows from hot eastern and western sun.
