The urban form of the cottage in a garden setting has been retained by restoring the heritage character of the original and adding new work totally behind it, allowing the open garden along the side of the cottage to be retained.

The new rear is a contemporary character which successfully references traditional forms and materials in a more modern building form. Internal spaces are open and light with excellent solar access and ventilation.

Planning of new areas maximises solar gain and views while connecting existing and new living spaces to the garden surrounding the building.

Neighbours views and solar access are maintained by the planning form.

Sustainability

The retention of the original cottage and using it for a large part of the required accommodation is a significant element in a sustainable solution to larger family homes.

Opening the original cottage to greater light and ventilation reduces energy demand in use.

Solar collection panels on the roof generate power and heat pool water. Significant insulation, cross ventilation and fans in bedrooms reduce the need for air conditioning.

Bricks used for new work were recycled. All timber is from certified forests.

Innovative sustainable design elements:

  • Photovoltaic solar collection for power generation.

Environmental footprint of the building is minimised by:

  • Reuse + restoration of the original cottage.
  • High levels of insulation and sealing of doors and windows.
  • Good solar gain for natural light and heating.
  • Good cross ventilation for natural cooling.
  • Gas appliance for heating, cooking and hot water.
