The Bond Apartments have been designed to utilise the constraint imposed by the retention of the existing façade fronting Military Road as an element which becomes an integral part of the overall site planning approach and Architectural aesthetic of the new Residential Development.
From the project’s inception sustainable design principles have been considered taking full advantage of the site’s positive attributes. These core issues have been implemented through the use of various design strategies in the construction of the building including:
- Fully reticulated rain and ground water system (water collected in storage tank and re-used for irrigation in the courtyard and common areas)
- Cross flow-ventilation to all apartments (via the internal courtyard-minimizing energy use, particularly in summer)
- Predominately north-facing apartments (ensuring apartment living paces are full of light and low on energy costs)
- Maintains heritage streetscape of prominent corner site
- Carefully considered thermal mass and passive solar design principles
- Floating sub roof to prevent thermal heat load to building
